Office block development given the go ahead

Plans for a major new multi-storey office and apartment block running between Francis Street and Crowe Street remain on track after the developers were granted a renewal of planning permission for the development.

Peaken Development Ltd, the company behind the ambitious plans, applied to Dundalk Town Council for an extension of the planning permission for the project at the former Dealgan Printworks site and Kay’s Tavern pub (now trading as the Crowe’s Nest).

Peaken were previously granted planning permission in 2006 but when the recession hit plans were shelved. There is still a possibility though after their initial application was granted again and if built it  would see a building linked at ground, first and second floor levels.

The development is envisaged as having a basement car park with pedestrian and vehicular lift access incorporating 26 under ground car parking spaces.

The ground floor unit would incorporate 942sqm of mixed retail space in three separate units, with pedestrian entrances on Crowe Street and Francis Street and a vehicular entrance on Francis Street.

The first floor would comprise 1,074sqm of new office accommodation and the conversion of 62.4sqm of existing residential accommodation within Kay’s Tavern to office accommodation.

The second floor would also comprise 1,074sqm of office accommodation and the conversion of 73sqm within Kay’s Tavern to office accommodation.

There would also be seven third level apartments, two fifth level apartments as well as lobbies, lift shafts, balconies, stairwells, common areas and plant rooms.

The news of the development comes shortly after nearby Williamson’s Mall and the Euro Antiques shop on Francis Street were both put on the market by Monarch Properties who had envisaged equally big plans for those sites.
